Back-to-Back Bookings: How the Turnover Actually Works
A same-day changeover removes every buffer in the process. What makes it survivable is preparation done before the calendar ever gets tight.

What actually goes wrong
Rarely the cleaning. It is the things around it: a guest who leaves late, a lift that is out of service in a high-rise, a loading dock that requires a reservation nobody made, a laundry cycle that has not finished, a supply that ran out and nobody noticed until the last turnover.
On a normal changeover any one of those is absorbed by the gap. On a same-day changeover there is no gap, so a single problem propagates straight to the arriving guest.
Take laundry out of the critical path
This is the highest-impact change available. If linen is washed on site, the property's machines set a floor on the turnover length and no amount of urgency moves it.
Switching to a swap model, where clean sets arrive and dirty sets leave, removes hours from the critical path. It requires enough sets in circulation, which means at least three per bed, and somewhere to store them.
For any property doing regular same-day changeovers in season, this is close to mandatory rather than an optimization.
Building access is the Broward-specific problem
A house is straightforward. A beachfront tower is not. Vendor registration, restricted service hours, a service lift that has to be booked, a loading dock with a time limit, a front desk that requires the unit owner to authorize each visit.
Every one of those is a place where a same-day turnover fails for reasons unrelated to cleaning. Sort them permanently: get the cleaner onto the approved vendor list, understand the service hours, know whether the freight lift needs reserving, and confirm whether a substitute cleaner can be authorized at short notice.
Construction is worth adding here. A tower with work in progress may restrict access entirely on some days, and that information rarely reaches the owner in time.
Use a team, not a faster person
Two cleaners on a large property is not a luxury on a changeover day. Work parallelizes across rooms in a way that a single person cannot replicate at any speed, and the finish is more consistent because nobody is rushing.
On a small unit the gain is smaller, since two people in one bathroom is not twice as fast. The judgment is about the property rather than the principle.
Agree the priority order before you need it
When a window compresses, somebody decides what gets skipped. That should be a decision you made in advance rather than one a cleaner improvises at three in the afternoon.
A workable order: beds and bathrooms first, kitchen and floors second, detail and staging third, outdoor space last. Write it down. Then the cleaner knows where to stop and you know exactly what the arriving guest is walking into.
Manage the guest side
Most same-day failures start with a checkout that ran long. State the checkout time in the listing, in the check-in message and again the evening before, and hold it on changeover days.
Do not grant a late checkout on a back-to-back booking. It reads as generous and it is a decision to compromise the arriving guest, who is paying the same money and will be the one leaving the review.
On the arrival side, a slightly later check-in time on changeover days buys real breathing room and costs very little in bookings.
Stock so nothing runs out mid-turnover
On a same-day changeover there is no time to go and buy anything. A consumable that runs out at two in the afternoon is either missing when the guest arrives or costs an hour nobody has.
Hold a deeper reserve than feels necessary and set a par level the cleaner reports against, so restocking happens on an ordinary turnover rather than an urgent one. The same applies to spare linen, light bulbs and batteries for the lock.
Know what you will do when it fails
Occasionally it will. Decide now what happens: does the guest get a message and a slightly later access time, is there a partial refund, is there somewhere they can leave bags.
A guest told at two o'clock that access is delayed until five, with an explanation and an apology, is usually fine. The same guest discovering it at the door is not. The difference is entirely in whether somebody was watching the turnover and communicated early.
